By making this booking you are entering into an agreement with us. Please read our terms and conditions of booking below:
A booking cannot be confirmed until a completed booking form and non-refundable deposit of 30% of the total rental are received to secure it. Acceptance of the booking is subject to these terms and conditions and the booking will be confirmed in writing by the owner.
The balance due for the rental, together with the returnable security deposit of £350 must be paid no less than six weeks before the date of commencement of the rental period. Payment is preferred via BACS but will accept cheques. Unfortunately we cannot accept MasterCard, Visa or debit payments. Non payment will constitute a cancellation by the Guest. Only on receipt of of the booking confirmation form, total rental cost and security deposit will the keys to the property be released.
In the event that the booking is made less than six weeks before commencement of the rental period, the total rental, together with the security deposit is payable on submission of the completed booking form.
The rental charge includes electricity, central heating, hot water, bed linen, towels (NOT including beach towels), kitchen linen (tablecloths, tea towels), Ecover products (washing up liquid, washing powder, fabric softener, toilet cleaner) and 1 toilet roll per WC (x4). It does NOT include phone calls (with the exception of incoming calls and emergency calls).
For cancellations received more than six weeks before commencement of the rental period, the booking deposit will be forfeited in full. For cancellations received less than six weeks before the commencement of the rental period, the booking deposit will be forfeited in full; any other money paid to the owner by the Guest (excluding the security deposit which will be returned in full to the Guest) will only be refunded (less an administration fee of £25) if the owner is able to re-let the property before the commencement of the rental period. If, for any reason, the booking is cancelled by the owner, all money paid by the tenant will be refunded. Our liability would not extend beyond this refund. Cancellations must be made in writing (email will suffice).
A security deposit of £350 (three hundred and fifty pounds) is required to cover any damage to the property or its contents, or loss, during the rental period to be paid at the time of the final payment. However, the sum reserved by this clause shall not limit the Guest’s liability to the owner. The security deposit will be refunded within two weeks after the end of the rental period providing there has been no loss or damage incurred to and at the property.
The Guest is responsible for maintaining the property, furniture, finishings and equipment in the same state as at commencement of the rental period hence the security deposit. Please ensure that the property is left in clean and tidy condition at the end of the rental period. We reserve the right to retain a proportion of the security deposit to cover additional cleaning costs if the property is left in an unacceptable condition.
The rental period will commence at 3.00pm (15:00 hrs) on the first day unless otherwise arranged. Please vacate the property by 10am (10:00 hrs) on the day of departure.
The maximum occupancy permissible at Middlemist is 10 plus a baby, for whom a cot, mattress and bedding is provided. Middlemist can comfortably house 8, but can sleep another 2 due to there being a sofabed in the upstairs lounge. Bedding is not automatically provided for this. The lounge and kitchen only have seating for 9. Violation of this clause will result in immediate termination of your tenancy, and forfeiture of all payments.
The Guest shall, without delay, report to the owner or to the housekeeper any defects in the property or breakdown in the equipment, plant, machinery or appliances in or on the property, and arrangements will be made for repair or replacement as soon as reasonably possible.
Pets (aside from guide dogs) are not allowed at this property.
Smoking is not allowed in the property.
The owner will not be liable to the Guest for any damage, loss or injury to any member of your party or any vehicles or possessions, at the property, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. This includes the pond at the back of the property as it is privately owned and the owner advises Guests to keep children away.
These Terms & Conditions and the contract between the owner and the Guest will be governed by and construed in accordance with English law and each party hereby irrevocably submits to the exclusive jurisdiction of the English Courts.
The Guest is strongly urged to arrange comprehensive insurance to include cancellation cover, the party’s personal belongings, personal accident, public liability etc since these are not covered by the owner’s insurances.
